入居時、家具搬入前にアパートの状態を細部までチェックします。壁、床の傷は、写真とビデオ撮影してください。床壁の傷、電化製品の不具合等、出来るだけ一度にまとめて箇条書きにし、マネージメント会社、もしくはオーナーさんにメイルします。

リビングルームの床の傷（写真添付）と玄関入って右手の壁にも傷があります。
■It is not necessary to repaint, but please ackwledege the move-in condtion of the apartment by replying this email.
ペンキの塗りなおしは不要ですが、入居状態の確認をこのメイルに返信する形でしていただけますか？
→修理が必要でないときは、修理は不要だが入居時の状態を報告しますと伝えます。
必ず先方から確認返信メイルを受け取って下さい。そして退去後、敷金返却までそのメイルを保管しておいてください。

入居後
■There is water leaking from the bathroom of the apartment upstairs.
上の階からバスルームに水漏れがしています。
■It takes a long time to fill the bathtub. I think the plug in the drain is faulty.
バスタブの水を貯めるのに時間がかかります。排水のプラグに欠陥があると思います。
■The tenant upstairs is very noisy. I hear footsteps very late at night that keep me awake. Can you ask them to install carpeting and to be more quiet after 10PM?
上の階のテナントがとてもうるさいです。深夜に足音がうるさくて眠れません。カーペットをひいて、午後10事項は静かにしてくださいとお伝えくださいますか？

I wanted to respectfully request that you try walk more quietly while you are in the apartment.
The noise from above is quite distruptive and disturbing.
Perhaps if you put down some carpet or changed into less noisy shoes, that might help.
